About 21 acres are cleared. Roughly 3 acres stay wooded. The two ponds add another 6 acres of water. Elevation is about 858 feet. Open pasture holds deer in daylight. The tree line is National Forest country.
Call it an outdoorsman’s paradise if you want the short version. The long version is simpler: leave Texas Friday, hunt Saturday, fish the ponds Sunday, drive home. Or keep it as a small farm and a second headquarters in the hills.

The large pond is the fishing hole. It has a wooden floating dock on barrels. The small pond is quieter water. Both already carry fish. Grass carp are sterile. Largemouth bass are caught here — including fish taken in 2025 and 2026.

Whitetail use the open grass in daylight — a whole group on the pasture, a mature buck on the place, does that bed in the yard. Wild turkey work the pond bank. A bald eagle uses the ridge. Black bear has been on the tract, including the farmyard and the tractor shed. Coyotes are here too. This is not a manicured subdivision with a deer statue.
The house is a 2017 double-wide, 56 by 28 feet — about 1,568 square feet. Three bedrooms, two baths. It sits on blocks. Heat and air are electric. No major updates to note. Condition is good: some cosmetic work, but you can move in and live here while you do it.
The master suite is on the west end — bedroom, bath with garden tub, double vanity, and a walk-in closet. The laundry room sits between the dining area and the master bath. Living, dining, and kitchen open through the center. Two more bedrooms and the hall bath are on the east end. One of those rooms is used as a man-cave / office.
Outbuildings include a covered tractor shed, a small white cabin with a porch, and a smaller gray cabin with shutters. Home and land convey together.
